Monthly Home Maintenance (Plus) — 2 visits/month (40 minutes each)
A proactive maintenance plan to keep your home running smoothly with two short check-in visits each month.
What’s included (each visit — up to 40 minutes)
• Replace/clean HVAC filter (client-supplied or as approved)
• Test smoke/CO detectors; replace batteries if client-provided/approved
• Quick check for leaks at visible faucets/toilets; tighten minor connections
• Inspect under-sink area for obvious leaks/drips (visual)
• Check and reset GFCI outlets as needed
• Inspect door hardware/handles/hinges; tighten and make minor adjustments
• Adjust cabinet pulls/handles (minor)
• Touch up small caulk/grout issues (minor, where accessible)
• Replace standard light bulbs (client-provided/approved)
• Replace/adjust small weatherstripping pieces (client-provided/approved)
• Quick exterior walk-around (visual) for obvious issues when accessible
• Review a short homeowner punch-list for quick wins within the time cap
• Summary of findings + recommendations after each visit
Guardrails / important notes
• Time cap: 40 minutes per visit (80 minutes total per month). Work is limited to what fits within the included time.
• Parts/materials: Not included. Any parts, materials, specialty items, and disposal/haul-away are extra (client-supplied or billed as approved).
• Exclusions: No permit-required electrical/plumbing/HVAC; no major diagnostics; no roof work; no ladder work above a safe single-story reach; no mold/asbestos remediation; no structural repairs; no large drywall/painting projects; no tile installs; no major appliance repair; no landscaping/snow removal.
• Anything beyond the included time or outside the checklist will be quoted separately and scheduled as needed.
Scheduling
• Two visits per month, scheduled in advance.
